Amazon is expanding its office footprint in New York City for the third time in a matter of months.
The e-commerce giant agreed to a 193,000-square-foot sublease at RXR and Walton Street Capital’s 237 Park Avenue in Midtown Manhattan, the New York Business Journal reported. It’s unclear who Amazon is subletting the space, which matches a slice of the building media company VML put on the sublease market in 2022.
It’s unclear how much Amazon is paying for the space or when it intends to move in. In a statement, the company said it “continuously evaluate[s] our corporate office needs to best serve Amazon’s businesses, employees and customers.”
Last month, the tech giant expanded by 112,000 square feet at Brookfield Properties’ 5 Manhattan West, where Amazon already occupied 360,000 square feet. WeWork signed the deal, however, and is operating the space (also a sublease) on behalf of Amazon, ostensibly creating flexibility for both the landlord and the tenant.
It’s part of a growing partnership between the two companies; WeWork refers to itself as a partner to Amazon “supporting its real estate strategy across key markets.” In November, the co-working firm signed a 304,000-square-foot lease at Vornado Realty Trust’s 330 West 34th Street, which it’s also operating on behalf of Amazon.
It’s been a busy month at 237 Park Avenue. In February, law firm Davis Polk & Wardwell signed a deal for 61,000 square feet at the property, the Commercial Observer reported. Other tenants there include skin care clinic Peachy Grand Central and event venue Convene 237 Park.
