The Brooklyn luxury market ended March on a high note.
The borough notched 32 contracts — six condos, one co-op and 16 houses — between March 24 to March 30. The total contract volume was $74 million on homes asking at least $2 million, according to Compass’ weekly contracts report.
During the same week last year, the market saw 20 contracts signed for $55.6 million.
The top contract of the week went to a Brooklyn Heights townhouse asking just under $6 million, or $1,814 per square foot.
The 3,300-square-foot home at 176 State Street has six bedrooms and three bathrooms and a restored white sandstone exterior.
The renovated four-story home has a central staircase that curls up to a circular skylight, floor-to-ceiling windows on the parlor floor and a 1,000-square-foot garden.
It last sold for $3.85 million in 2009, according to public records.
It was originally listed at $6.25 million at the start of the year before the price dropped to $5.95 million in March.
Douglas Elliman’s Alex Maroni and Jack Chiu had the listing.
The second most expensive contract last week went to a renovated condo at 32 Butler Place asking $5.6 million, or $2,030 per square foot.
The Carroll Gardens condo was part of a townhouse renovation by Eckstrom’s Carlos Saavedra and Nicole Eckstrom, who have secured a number of top contracts in Brooklyn after gut-renovating residential properties.
The condo is one of two units created in the conversion; the bottom unit signed a contract with a last asking price of $6.25 million in January.
Spanning more than 2,700 square feet and three stories, the building’s second unit has four bedrooms and three bathrooms. The home comes with a private roof terrace with an outdoor kitchen and a private terrace and balcony.
Carlos Saavedra and Jorge Murillo, under the Park Property Advisors banner, had the listing.
Homes put into contract last week had a median asking price of $2.75 million, an average price per square foot of $1,108 and an average discount of 2 percent.
