The Brooklyn luxury market stayed strong last week amid a market downturn and broader economic uncertainty. 

The borough saw 28 contracts — 13 condos and 15 houses — between April 21 and April 27. The total contract volume was over $92 million on homes asking at least $2 million, according to Compass’ weekly contracts report. 

It was the second straight week the borough’s contracts topped $90 million. During the same week last year, the market saw 21 contracts signed for over $51 million. 

The top contract last week went to a Brooklyn Heights townhouse asking $7.25 million, or $2,165 per square foot. 

The 3,400-square-foot home at 76 Willow Street has five bedrooms and three bathrooms, with three distinct exposures facing East, South and West from its corner lot. 

The garden level, which features a wood-burning fireplace and direct access to the rear garden, has an open chef’s kitchen and dining area. The top floor has a loft space that opens up onto a terrace.

The home originally hit the market at its current asking price in March 2023, before dropping the price by $30,000 for the summer and then going off the market. It relisted this past March. 

Sotheby’s International Realty’s Karen Heyman and Michael Cupolo of the Heyman-Cupolo Team had the listing. 

The second most expensive home to go into contract was a Park Slope townhouse asking $5.5 million, or $1,130 per square foot. 

The six-bedroom home at 323 Garfield Place spans almost 4,900 square feet and is less than a block away from Prospect Park. The 20-foot-wide townhouse sits on a 100-foot lot with three exposures and has maintained its original wood floors and staircase wood paneling.  

It’s the home’s first time on the market in 30 years. Compass’ Kirsten Syrett and Lindsay Owen had the listing. 

Homes put into contract last week had a median asking price of just under $3 million, an average price per square foot of $1,416 and spent an average of 60 days on the market.
