The two-tower project is asking $80 million for the duplex penthouse in its west tower. If the unit sells at that price, which works out to over $11,235 per square foot, 80 Clarkson would set the record for Downtown Manhattan’s most expensive sale in history. 

The penthouse is one of eight new units offered at the 112-unit development, according to filings with the New York Attorney General’s office. The newly priced units include another duplex penthouse in the south tower, which is asking $58 million. 

The building has so far released 83 residential units, along with 11 of 18 accessory suite units, storage lockers, wine cellars and parking for a projected sellout of over $2 billion. The development also includes one resident manager’s unit. The average price per square foot for the 83 residential units is over $6,200.

An offering plan amendment released in May brought the total to $900 million with less than half of the 112 residential units and none of the penthouses. The most expensive unit released in the amendment was Unit 36 in the west tower, asking $46.95 million or $9,174 per square foot. 

The duplex penthouse in the west tower spans 7,120 square feet with an additional 921 square feet of outdoor space. It has four bedrooms and six bathrooms. 

The apartment is not the only residence in the building in the running for the Downtown sales record. A full-floor residence on the 30th floor, which is the largest in the building at over 7,300 square feet, is asking $75 million. 

The units at 80 Clarkson are looking to capitalize on a Downtown buying spree. A new property claimed the title of priciest condo sale in the area in March, when a unit at Witkoff Development’s 150 Charles Street sold for $60 million. The sprawling duplex overlooking the Hudson River had previously sold for over $29 million in 2016.
