NYC’s top deals: Frank Lloyd Wright’s suite hits records for $19M

There were 235 deals, totaling about $336 million, recorded in New York City on Monday, July 28, 2025.

🏆Residential: The top residential sale recorded in New York City was for the 4,000-square-foot Frank Lloyd Wright suite at One Central Park South, the former Plaza Hotel. The buyer was an LLC with attorney Sergy Mekhtiyev as its member. The seller was an entity tied to Hudson Capital Properties founder James Cohen and DuJour Magazine home editor Lisa Cohen. The Cohens sold the unit for about $18.9 million — the condo’s asking price and more than 45 percent more than the price they paid in 2009. The four-bedroom residence went on the market in February. Compass’ Charlie Attias, Brooke Winsness and Connor Ramage had the listing.

🏆Commercial: The priciest commercial transaction recorded was in East Williamsburg. Two multifamily walk-up properties at 366 and 368 Leonard Streets traded hands for $14.2 million. Brooklyn-based developer David Halberstam sold the buildings to a company managed by Barbara S. Herman. Halberstam purchased one of the buildings in 2021 for $1.8 million and the other a year later for $1.9 million. Both properties stand four stories tall and have 10 apartments each.

📊Residential: A sponsor unit at Extell Development Company’s 50 West 66th Street in Lincoln Square is off the market for about $9.4 million. The buyer was Rose Lavender Garden I, LLC, whose address is the same as the Racyuan Family Foundation, based in Saratoga, California. The LLC last year dropped $43.5 million on a pad at another Extell Billionaires’ Row tower, 217 West 57th Street. The unit in the latest sale has three bedrooms and three and a half bathrooms. It spans 2,900 square feet, pricing the deal at more than $3,200 per square foot.

📊Residential: World-renowned Israeli violinist Itzhak Perlman and his wife Toby Perlman sold a four-story townhouse at 21 West 70th Street, a few blocks north of Lincoln Center, for about $8.2 million. The buyer was 21 Summit Holding LLC. The Perlmans had owned the home since 1990 and put it on the market at first in 2022 with an asking price of $17.5 million. The property was de-listed then put up for sale again in September for $11.9 million. The townhouse has about 8,000 square feet of interior space and 1,500 square feet of outdoor space. Compass’ Richard Steinberg, Alex Mignogna and Charles Beda had the listing.

📊Residential: Susan Green parted with a townhouse at 166 East 64th Street in Lenox Hill for $8.8 million. The buyer of the home at 166 East 64th Street was an LLC tied to Daniel Lazarek. The property stands five stories tall and has a basement along with about 1,600 square feet of exterior space. Green listed it for sale in January 2024 for $10 million. Green’s agents were Lucille Corrier, George Vanderploeg and Stuart Brannan, all with Douglas Elliman.

📊Commercial: Lai Enterprises 1, whose president is Bob Lai, shed an apartment building at 350 West 38th Street in Hudson Yards for $11 million. The buyer of the building, which dates to 1910 and stands six stories tall, was a company tied to Akiba Rand and Chaskel Landau. Broadview Capital provided $8.3 million in financing for the deal. Lai had owned the site for decades.
