After several strong weeks, Brooklyn’s luxury market slowed down.
The borough saw 15 contracts — five condos and 10 houses — signed between Nov. 10 and Nov. 16 for a total asking volume of $49 million. The total was down from the previous week, which saw 27 contracts signed for $80 million.
The priciest property to snag a signed contract was a historic mansion on a sprawling plot of land south of Prospect Park.
Built in 1904, the 5,000-square-foot home on 1221 Albemarle Road scored a contract with a last asking price of $6 million, according to Compass’ weekly report. The house sits on a corner parcel of land with a 67-foot-wide front yard, a private driveway and a two-car garage.
The six-bedroom and three-bathroom home has been restored and renovated to keep original details like its parquet floors, decorative moldings, central staircase and stained-glass windows.
The chef’s kitchen features custom oak cabinetry, Calacatta marble countertops and a farm sink with unlacquered brass fixtures. The primary suite holds a seating area, walk-in closet and a skylit bathroom with marble double vanity, windowed shower clad in handmade tile, a soaking and a custom sauna.
There is also an irrigated side yard with fruit, vegetable and herb beds. The home was last sold for $2.4 million in 2019.
Compass’ Laura Rozos had the listing.
The second priciest contract signed was for a townhouse at 532 Clinton Street in Carroll Gardens, asking $5.25 million.
The gut-renovated home spans 3,600 square feet and features four beds and four full bathrooms.
The garden floor has a windowed den with full-height glass sliding doors that lead into the back garden. The primary suite fills the entire top floor, with floor-to-ceiling windows, a walk-in closet and an ensuite bathroom with dual vanities, a freestanding soaking tub and a glass-enclosed shower.
The home also has a finished roof deck with views of the Statue of Liberty.
Real estate investor Jawad Lakhani bought the home for $2.4 million last year, according to public records.
Compass’ Tamara Abir, Noah Plener and Sarah Slavin of the Tamara and Noah Team had the listing.
