New York City’s top office leases in November

A workforce management platform and financial services firm topped November’s list.

Rippling CEO Parker Conrad and 330 West 34th Street, GFI Group CEO Eric Olson and 55 Water Street and Robinhood CEO Vladimir Tenev and 2 Penn Plaza

It was a pretty tight race to claim the title of largest office lease in New York City by square footage last month – six of the ten leases passed the six figure mark, with just a 4,000 square foot difference separating first and second place. The tenants themselves are a healthy mix of tech companies, law firms and plenty of financial services providers. Read on to find out where each lands on the list.

1) Rippling | 330 West 34th Street | Penn Plaza | 133K sf

The workforce management platform inked a new 10-year lease in the Penn Plaza building, relocating from its current home at 4 World Trade Center. Sacha Zarba and Jeff Fischer of CBRE represented the tenant, while Jared Silverman of Vornado Realty Trust represented the landlord in house.

2) GFI Group | 55 Water Street | Financial District | 129K sf

The financial services firm inked a new expansion in the Financial District building, doubling its footprint, and consolidating from its office at 199 Water Street. Jared Horowitz and Hal Stein of Newmark represented the tenant, while a 4-member CBRE team including Howard Fiddle and Bradley Gerla represented the landlord, the Retirement Systems of Alabama.

3) Robinhood | 2 Pennsylvania Plaza | Penn Plaza | 125K sf

The fintech firm inked a new 10-year sublease in the Penn Plaza building. Robinhood will be taking the space over from Madison Square Garden.

4) BakerHostetler | 45 Rockefeller Plaza | Plaza District | 115K sf

The law firm signed a 16-year renewal in the Plaza District building. The law firm has been a tenant at the Tishman Speyer-owned building since 2001.

5) Administration for Children’s Services | 1000 Dean Street | Crown Heights | 105K sf

The city administrative service signed a new lease in the Crown Heights building, consolidating two other offices at 1275 Bedford Avenue and 2554 Linden Boulevard. The building’s owner is Asher Abehsera.

6) Sixth Street | 66 Hudson Boulevard | Hudson Yards | 103K sf

The investment firm inked a new sublease in the Hudson Yards building. The building is owned by Tishman Speyer.

7) Current | 2 Pennsylvania Plaza | Penn Plaza | 62K sf

The fintech firm signed a new 10-year lease in the Penn Plaza building. Adam Henick and Rob Kluge of Current Real Estate Advisors represented the tenant, while Josh Glick and Jared Silverman of Vornado Realty Trust represented the landlord in house alongside Bruce Mosler and Josh Kuriloff of Cushman & Wakefield.

8) Overtime | 20 Jay Street | Dumbo | 41K sf

The sports media company inked a new lease in the Dumbo building. Ryan Alexander, Ross Zimbalist and Jeffrey Frenkel of CBRE represented the tenant, while Alyssa Zahler and Elizabeth Bueno of Two Trees Management represented the landlord in house.

9) Moroccanoil | 1185 Sixth Avenue | Times Square | 40K sf

The beauty products company inked a new 10-year lease in the Times Square building. A 4-member Cushman & Wakefield team including Deborah Van Der Heyden and Yarden Drimmer represented the tenant, while a 5-member Newmark team including Brian Waterman and John Fanuzzi represented the landlord, SL Green.

10) EQT Partners | 245 Park Avenue | Grand Central | 38K sf

The private equity firm signed an expansion within the Grand Central building. Michael Movshovich and Ethan Silverstein of Cushman & Wakefield represented the tenant, while a 4-member Cushman & Wakefield team including Bruce Mosler and Harry Blair represented the landlord, SL Green Realty.
