Brooklyn townhouse developers score top contracts

Luxury market saw 18 contracts for $66M last week

Projects from two townhouse developers in Brooklyn scored the top contracts signed last week in the borough. 

The first belonged to a new development townhouse at 94 Douglas Street in Boerum Hill asking nearly $7 million, according to Compass’ report on contracts signed in Brooklyn for homes asking at least $2 million from Dec. 8 to Dec. 14. 

Omri Bar-Mashiah’s Minerva Development bought the site for $1.95 million in 2021, according to public records.  

The 4,500-square-foot home features five bedrooms, four bathrooms, three powder rooms, a private roof deck, garden and terrace, as well as a finished cellar.

Floor-to-ceiling glass doors on the garden level lead to a landscaped backyard. The primary suite spans the entire second floor with a private terrace, dressing room and an ensuite bath with a freestanding soaking tub and double rain shower.

Douglas Elliman’s Nadia Bartolucci and Alex Tsao had the listing. 

Last week’s other top contract went to a unit at a boutique new development in Cobble Hill at 323 Clinton Street, also asking nearly $7 million. Unit 1 is a triplex in the four-unit building developed by Eckstrom NYC, referred to as the “townhouse unit,” according to StreetEasy. 

Spanning over 4,200 square feet, the home features four bedrooms, four bathrooms, a private garden, a terrace and a dedicated street entrance. The finished cellar level includes a 25-foot-wide media room with a working fireplace, a fitness area and a dry sauna. 

Built in 1910, Eckstrom converted the former rental building while preserving the brownstone facade and maintaining original details like a stained-glass transom and pier mirror.

Eckstrom co-founder Carlos Saavedra said the townhouse-style condo units appeal to buyers who want a townhouse but can’t afford an entire renovated building. 

“It’s tough for buyers of townhouses to find us as they typically are not searching for condos,” he said. 

Saavedra had the listing through his brokerage, Park Property Advisors, along with Jorge Murillo. 

There were 18 contracts signed last week — seven condos, one co-op and 10 townhouses — for almost $66 million. That follows 23 contracts signed for $73 million in the previous period. 

Homes put into contract last week had a median asking price of almost $3 million, an average discount of 3 percent and spent an average of 104 days on the market.
