Brooklyn’s luxury market just registered its highest Christmas week deal volume in five years.
The borough saw 13 contracts — four condos and nine townhouses — signed from Dec. 22 to Dec. 28 for a total contract volume of $58 million, according to Compass’ weekly report of contracts for homes asking at least $2 million.
Contract volume last week was the highest during the holiday week since 2020, when the borough saw 18 deals signed for over $59 million.
The priciest contract signed last week was for a townhouse at 839 President Street in Park Slope last asking $10 million.
The seller is an entity tied to David Slaven, the president of real estate developer Red Brick Properties, who bought the former multifamily property for $4 million in 2024, according to property records.
Spanning over 5,800 square feet, the home features six bedrooms, four bathrooms and three powder rooms.
A great room with a formal living room, dining area and chef’s kitchen covers the entire parlor floor. The third-floor primary suite features a walk-through closet and bathroom with a double-sink marble vanity, soaking tub and steam shower.
A solarium abutted by terraces on either side sits on the top floor of the home, while the garden floor leads out to a rear yard.
Douglas Elliman’s Nadia Bartolucci and Brandon Moore had the listing.
The second most expensive contract was signed for a townhouse at 409 Sackett Street in Carroll Gardens, last asking $8.75 million.
Maria and Kamyar Nemazee bought the former multifamily property for $3.25 million in 2022, according to public records.
The couple bought the house as an investment property and secured a passive house certification following the renovation, according to the StreetEasy listing. Maria has since formed NMZ Partners with her husband, Kamyar, to develop passive houses in other locations, according to an interview with Mansion Global. Kamyar also works as a managing partner at private equity firm Akrivia Capital.
Spanning nearly 4,500 square feet, the home features five bedrooms and four full bathrooms. A custom mahogany staircase runs through every story of the home. Sliding glass doors on the garden level lead out onto a back patio-garden.

The homes put into contract last week had a median asking price of $3 million, spent an average of 116 days on the market and had an average discount of 3 percent.
