Stephen Ross’ former Columbus Circle penthouse trades for $51M

Unit PH80 at The Deutsche Center sold for $10M more than last sale price

Billionaire developer Stephen Ross’ former penthouse in Lincoln Square just traded for $50.7 million. 

The latest deal for the condo at 25 Columbus Circle was significantly more than its last purchase price in 2023, when Ross, the chairperson of Related Companies, sold it for $40 million, according to public records. The most recent sale works out to roughly $6,200 per square foot, up from $4,800 per square foot. 

The apartment, Unit PH80, sold in an off-market deal to a buyer whose identity is shielded by an anonymous LLC registered in Delaware. The seller is also an anonymous shell company. 

The full-floor penthouse spans more than 8,200 square feet and has five bedrooms and six bathrooms, according to a previous Streeteasy listing for the property. It also features floor-to-ceiling windows overlooking Central Park, dual fireplaces and a formal dining room. 

Amenities at the building, developed by Related, include a landscaped terrace, fitness center, pool and parking garage. The building, formerly known as Time Warner Center and now the Deutsche Center, also houses the Mandarin Oriental Hotel. 

Elizabeth Sample and Brenda Powers of Sotheby’s International, who represented both the buyer and the seller in the deal, declined to comment. 

Ross, who launched his own South Florida-focused development firm, Related Ross, in 2024, sought $75 million for the pad when he first listed in 2019, though he ultimately sold it for roughly half off. 

Ross has been offloading several of his New York City properties, including an apartment at Related’s 70 Vestry Street in Tribeca, which he traded for $9 million last year. In November, he also sold his condo at Superior Ink in the West Village for just under $7 million. He has so far held on to his penthouse at 35 Hudson Yards, another Related project. 

Among Related Ross’ projects in South Florida is a development dubbed South Flagler House in West Palm Beach, where former Apple CEO John Sculley and his wife just purchased a condo for $40 million. The two-tower project, which is still under construction, will include 105 units with prices ranging from just under $8 million to $73 million.
