Mid-century modern townhouse tops Brooklyn’s luxury contracts

Borough saw 21 deals for homes asking $2M+ last week

Built in the 1850s and renovated to look like something out of the 1950s, a Brooklyn Heights townhouse topped Brooklyn’s luxury market. 

The home was one of 21 contracts signed for a total contract volume of $69 million from Jan. 26 to Jan. 31 for homes asking at least $2 million, according to Compass’ weekly report. Thirteen condos found buyers, along with two co-ops and six townhouses.

The week’s total was on par with the previous period, when Brooklyn’s luxury market saw 20 deals signed for a total contract volume of $69 million

The retro townhouse at 52 Sidney Place in Brooklyn Heights scored the top contract last week after asking $8.9 million. 

Spanning almost 5,300 square feet, the 22-foot-wide home features seven bedrooms and four full bathrooms across its four floors. Originally redone in 1962, the house was fully renovated again in 2010 and comes with a Japanese-inspired garden and a full roof deck. 

The seller last bought the home for just over $2.6 million, according to public records. 

Corcoran’s Deborah Rieders and Tita Omeze had the listing. 

The second priciest contract signed last week was for a Boerum Hill townhouse at 232 Bergen Street, asking nearly $7 million. 

Spanning 4,500 square feet, the gut-renovated home features five bedrooms and five full bathrooms. The parlor floor has oversized floor-to-ceiling windows from both exposures and a bluestone deck that extends from the back of the home and leads down to the landscaped garden. 

The primary suite comes with a walk-through dressing area and a spa bathroom with a steam shower, soaking tub, radiant heated floors and a double vanity. 

The seller, who bought the property for $3 million in 2024, was an entity tied to real estate developer Seth Ferman, according to public records. 

Serhant’s Cameron LeCates and Ravi Kantha had the listing. 

The homes put into contract last week had a median asking price of $2.5 million, spent an average of 97 days on the market and had an average price per square foot of $1,448.
