🏆 Residential: The top home sale to hit records was for a co-op at 41 Central Park West in the Upper West Side. Stephen Burke, former CEO and chairman of NBCUniversal, and his wife, Gretchen Burke, sold a 5,600-square-foot co-op to insurance executive Nicholas Cortezi for $15.4 million. The residence has six bedrooms, a gym, a media room and a private terrace. It has been on and off the market for years; its last asking price was $16.9 million. Compass’ Kyle Blackmon had the listing.
🏆 Commercial: The top commercial deal recorded in the Big Apple was in Carroll Gardens, where a five-story, multifamily building at 335 Carroll Street sold for $24.1 million. The seller was an LLC tied to Solon Mack Capital, based in Greenwich, Connecticut, which had purchased the 30-unit property in 2016 for $27.2 million. The buyer was an LLC tied to Hawthorne, New York-based GDC Properties. The building spans 30,000 square feet, pricing the sale at roughly $800 per square foot.
📊 Commercial: In the Meatpacking District, a three-story commercial property at 446 West 14th Street traded for $23.5 million. The seller, an affiliate of Maverick Real Estate Partners, took over the building from Joseph Sitt’s Thor Equities about two years ago, for a little more than $5 million, via a foreclosure case. The buyer in the latest sale was an LLC tied to Namdar Realty Group, which is based in Great Neck, New York.
📊 Commercial: An affiliate of A10 Capital, based in Boise, Idaho, offloaded a five-story, mixed-use property, with retail and office space, at 535 Broadway in Soho for $22 million. The buyer was an LLC tied to Cyrus Hakakian. A10 acquired the property in 2023 for just over $23 million.
📊 Residential: Jacob M. Safra, part of the Safra banking family, parted with a co-op at 800 Park Avenue on the Upper East Side for $10.5 million. The buyers were James Garman, global head of real estate at Goldman Sachs, and Alys Garman, an investor. Safra purchased the unit in 2008 for $11 million. The full-floor residence has six bedrooms and five and a half bathrooms. It has been on and off the market since at least 2022, when its asking price was $13.5 million. Corcoran’s Steven Cohen and Stefanie Ruch had the listing.
