New condos on Williamsburg waterfront scores top contracts

The Sixth, at 127 Kent Avenue, has contracts for 42% of its 43 units

A new building on the Williamsburg waterfront scored the two priciest contracts signed in Brooklyn last week. 

Penthouses 2F and 2C at 127 Kent Avenue inked deals last week for $6.75 million and $6.25 million, respectively, according to Compass’ weekly report. In total, there were 21 deals signed — 14 condos and seven single-family homes — for homes asking at least $2 million from Feb. 23 to March 1. The total contract volume last week was over $68 million. 

The previous week saw 20 contracts signed for $75 million. 

Penthouse 2F is the slightly larger of the two units at 127 Kent Avenue, spanning over 2,400 square feet with 640 square feet of additional outdoor space. The home has four bedrooms and four full bathrooms. 

Penthouse 2C is a duplex that spans over 2,300 square feet with over 1,140 square feet of outdoor space across two terraces. The unit comes with three bedrooms and three bathrooms. 

The development at 127 Kent Avenue, known as the Sixth, launched sales in January with a Corcoran Group team led by Deborah Rieders. Joyland Group and Prospect Developers are developing the 43-unit project after Joyland scooped up the property for $43 million in 2024. 

Designed by BKSK, every unit in the building has a private outdoor space. Amenities include a part-time attended lobby and virtual doorman, fitness center and children’s playroom. 

The building has already found buyers for 42 percent of its units, according to Marketproof. It’s the latest luxury condo building to pop up along the Williamsburg waterfront in recent years. Two others, One Domino Square and One Williamsburg Wharf, are both parts of ambitious multi-property redevelopment plans from their respective developers. Both properties, which are just blocks south of the Sixth, have scored some of the most expensive condo sales in Williamsburg history

The two units in contract at the Sixth are the most expensive of 14 penthouses in the building, which include a studio asking $1.75 million and a one-bedroom asking $1.4 million.
