In a bid to jumpstart sales at its West Side condo from passive to active, ZD Jasper has swapped out sales teams.
A Serhant New Development team led by Brian Chan and Marzena Wawrzaszek is taking over sales at the 121-unit development at 499 Ninth Avenue, known as the Vita. The project has been billed as the largest passive house condo in the city.
Sales launched at the two-tower development in May 2025 with a team led by Douglas Elliman’s John Gomes. But in the 10 months since then, only 19 of its 121 condos — 15 percent — have found buyers. The Elliman team appeared to take down its listings from the project in November.
The project, which sits at the north end of the neighborhood, is the result of a somewhat odd assemblage. The development’s north and south towers are bisected by an 11,000-square-foot, five-floor walkup owned by Pinnacle Group, which sold ZD Jasper the land and additional air rights in 2022 for $48 million.
The developer secured $103 million in financing for the project in 2023.
The only public listings are at the 63-unit north tower, where units are asking an average of $2,251, according to Marketproof. Prices range from $1.15 million to $5.5 million for a penthouse.
The two towers stand at just 12 stories, putting them at odds with hulking developments nearby, including Related Companies’ skyscrapers at 15 Hudson Yards and 35 Yards.
The properties are nearly sold out, but took years to sell, and generally traded units after a series of steep discounts — in one case, as much as 50 percent — from the original offering plans. Closings at the 284-unit 15 Hudson Yards averaged $2,850 per square foot and closings at the 143-unit 35 Hudson Yards have averaged $2,460 per square foot, according to Marketproof.
ZD Jasper’s bet on the West Side is part of the firm’s push into Manhattan. Founded by Tom Wu in 1996, ZD Jasper has historically focused its development efforts in Queens. But since company scion Jasper Wu joined the firm in 2019, it has bought up several development sites around Hudson Yards, as well as one on the Upper East Side.
In addition to its assemblage for the Vita, ZD Jasper has planned a 40-unit condo at 439 West 36th Street called the Sorin, which Serhant expects to launch sales at in the second quarter of this year. The developer also picked up a third set of properties — 430 and 434 West 37th Street and 429 West 36th Street — from Extell in March 2022 for $52 million, where it has filed demolition plans.
The developer also has an Upper East Side 24-unit condo in the works at 171 East 86th Street, where it landed $73 million in construction financing from Madison Realty Capital in August 2025.
