There were 170 transactions totaling $256 million filed in New York City records in the 24 hours before 4 p.m. on Wednesday, March 18, 2026.

🏆 Residential: The top home sale to hit records was for a co-op in the Upper West Side. Investor William Hirschberg and his wife Elisa Hirschberg shed the unit, which includes a staff room on the ground floor, at the Majestic at 115 Central Park West for $13 million. The buyers were James Kocis, chairman of fintech company Bipysync, and his wife Alice Kocis. The unit spans 4,000 square feet and has four bedrooms and four and a half bathrooms. It went on the market for just under $15 million in October with Douglas Elliman’s Lauren Muss, John Giannone and Jac Credaroli.

🏆 Commercial: Hunters Point had the top commercial deal recorded in the city, with the sale of a seven-story, 129,000-square-foot office building with ground-floor retail at 2100 49th Avenue for $28 million. The seller was an LLC tied to New York-based BrightSpire Capital, which was the lender on the property who took it over in 2023 for more than $64 million. Related Companies and BentallGreenOak purchased the building, along with another one in the area, in 2016 for $104 million and redeveloped them, but they languished. The buyer in the latest deal was 2100 49 Ave LLC.

📊 Residential: Miki Naftali’s Naftali Group sold another sponsor unit at the Henry at 211 West 84th Street in the Upper West Side. An LLC purchased a 3,100-square-foot pad for $11.2 million, or about $3,600 per square foot. The unit has four bedrooms and four and a half bathrooms. Compass’ Alexa Lambert, Alison Black and Lib Goss are handling sales at the development. The unit’s asking price was about $10.4 million.

📊 Residential: Daniel Strauss and Laura Yenchman dropped $5.4 million on a co-op at 45 East 72nd Street in the Upper East Side. The sellers were Michael and Jessica Grad, who had paid $4.9 million for the unit in 2022. The unit has five bedrooms and five and a half bathrooms. Compass’ Alli Chiaramonte, Tania Isacoff Friedland and Sarah Minton had the listing.

📊 Residential: Robert and Joan Hall parted with a co-op at 131 East 69th Street on the Upper East Side for $4.9 million, which was $500,000 over the unit’s last asking price. The buyers were Dylan and Katherine Hogarty. The Halls had owned the four-bedroom, three-and-a-half-bath unit since 2014, when they purchased it for $4.2 million. The pad had been on the market with Compass’ Melissa Ryan Kaiser and Cindy Miao since October.
