New York City’s top retail leases in March

Eateries, fitness chain showed up for space last month

145 East 32nd Street, 697 Fifth Avenue and 1330 Sixth Avenue

New York City is getting some new places to eat, based on this list of the largest retail leases in the five boroughs last month. With four restaurants and a bakery all signing deals, eateries were behind half of the city’s 10 top deals. But none of them quite managed to secure the very top spot.

1) Hydrogen Fitness | 145 East 32nd Street | Kips Bay | 17,000 sf

The gym inked a new 15-year lease in the Kips Bay building, its first-ever lease within New York City. Cory Gahr and Josh Lebowitz of Lee & Associates NYC represented the tenant, while Christopher Okada, Thomas Capuano and Elena Ivanova of Okada & Company represented the landlord, Meyer Equities.

2) Meta | 697 Fifth Avenue | Plaza District | 15,000 sf

The tech giant inked a new retail lease for all five stories of the Plaza District building, owned by Vornado Realty Trust. The new retail location will sell smart glasses and VR headsets.

3) Delmonico’s | 1330 Sixth Avenue | Plaza District | 11,700 sf

The iconic steakhouse, which has operated out of FiDi since 1837, inked a lease for a new restaurant in the Plaza District. Adam Weinblatt and Jeremy Tucker of Newmark represented the tenant, while a 4-member Newmark team including Ross Berkowitz and Andrew Stern represented the landlord, Nassimi Realty.

4) Le Colonial | 50 West 57th Street | Plaza District | 9,600 sf

The French-Vietnamese restaurant inked a new 15-year lease in the Plaza District building, owned by Vornado Realty Trust and LeFrak. Jason Morrison of Vornado Realty Trust represented the landlords in-house. 

5) Stuf Storage | 10 Astor Place | Noho | 7,800 sf

The self-storage company signed a new lease across the basement and ground floor of the Noho building. Neith Stone and David Kaye of GFP Real Estate represented the landlord in-house.

6) Lungi | 31-19 Newton Avenue | Astoria | 7,500 sf

The restaurant signed a new lease in the Astoria building. Ryan Adhami of Schuckman Realty represented the tenant, while James Famularo, Jacob Mayer and Marcelo Demoraes of Meridian Retail Leasing represented the landlord, Phoenix Management 23.

7) Escapology | 45 Rockefeller Plaza | Plaza District | 7,300 sf

The escape room inked a new lease in the Plaza District building. Jason Pruger and Jason Stein of Newmark represented the tenant, while Reed Zukerman of Tishman Speyer represented the landlord in-house.

8) Maman | 66 Water Street | Fulton Ferry | 6,600 sf

The bakery signed a new lease in the Fulton Ferry building. Maman’s own Guss Firestein represented the tenant in-house alongside Emily Green and Taryn Brandes of Brand Urban, while Alyssa Zahler and Elizabeth Bueno of Two Trees Management represented the landlord in-house.

9) Yoga Joint | 470 Park Avenue South | Garment District | 6,400 sf

The yoga studio inked a new lease in the Garment District building. Peter Levine of Charter Realty represented the tenant, while Michael Cohen, Andrew Roos and Robert Getreu of Williams Equities represented the landlord in-house alongside Thomas Citron and Adam Moss of Colliers.

10) Jack Doyle’s Pub & Restaurant | 240 West 35th Street | Penn Plaza | 6,300 sf

The pub inked a new 15-year lease in the Penn Plaza building. Woody King and Todd Korren of Lee & Associates NYC represented the landlord, MetLife Investment Management.
