March was another busy month for office leasing in New York City, with four of the biggest leases all cracking the six-figure mark in terms of square footage. The list includes the regular suspects, like law firms and banks, as well as a handful of expanding AI companies. Read on to find out which one secured the largest lease of last month.
1) Bank of America | 1 Bryant Park | Times Square | 600K sf
The bank signed a massive 20-year expansion in the Times Square building, which it co-owns with the Durst Organization. The new deal brings their total square footage in the building up to 2.44 million. Robert Alexander, Ryan Alexander and Taylor Callaghan of CBRE represented the tenant, while Tom Bow, Rocco Romeo and Nora Caliban of Durst represented the landlord in-house.
2) Clay | 11 Madison Avenue | Flatiron | 163K sf
The AI sales firm signed a new lease in the Flatiron building, relocating from its current digs at 111 West 19th Street. Aaron Ellison, Derek Feinman and Adam Spector of Newmark represented the tenant, while Brian Waterman, Brent Ozarowski and Erik Harris of Newmark represented the landlord, SL Green Realty.
3) Carlyle Group | 245 Park Avenue | Grand Central | 150K sf
In the largest deal of a recent leasing spree, the global investment firm signed a new lease in the Grand Central building. A six-member JLL team including Joe Messina and Evan Margolin represented the tenant, while a five-member Cushman & Wakefield team including Bruce Mosler and Harry Blair represented the landlord, SL Green Realty.
4) Latham & Watkins | 1285 Sixth Avenue | Midtown West | 131K sf
The law firm signed a new expansion in the Midtown West building, bringing its total square footage to over 250,000. Scott Gamber, Craig Reicher and Emily Chabrier of CBRE represented the tenant, while William Elder and Daniel Birney of RXR represented the landlord in-house alongside a five-member CBRE team including Robert Alexander and Ryan Alexander, as well as Patrick Murphy of JLL.
5) Harvey AI Corporation | 1 Madison Avenue | Flatiron | 93K sf
The AI company inked a new expansion in the Flatiron building, doubling its square footage. Joseph Messina and Todd Stracci of JLL represented the tenant, while a four-member JLL team including Paul Glickman and Alex Chudnoff represented the landlord, SL Green Realty.
6) Optiver | 360 Park Avenue South | Flatiron | 92K sf
The market insights firm inked a new lease in the Flatiron building. Andrew Levin and Will Stark of BXP represented the landlord in-house alongside a six-member CBRE team including Peter Turchin and Gregg Rothkin.
7) Snowflake | 7 Times Square | Times Square | 83K sf
The data platform signed a new lease in the Times Square building. Brad Auerbach of CBRE represented the tenant. The building’s landlord is BXP.
8) Datasite | 3 Columbus Circle | Midtown West | 76K sf
The software maker inked a new lease in the Midtown West building, owned by the Moinian Group.
9) Gate Gourmet | 95D Inip Drive | Inwood | 63K sf
The catering company signed a new lease in the Inwood building. Tom DiMicelli of JLL represented the tenant, while a five-member Cushman & Wakefield team including Helen Paul and Rico Murtha represented the landlord, Onyx Equities.
10) Point72 Asset Management | 66 Hudson Boulevard | Hudson Yards | 60K sf
The asset manager signed a new lease in the Hudson Yards building. Neil Goldmacher, Brian Goldman and Michael Horn of Newmark represented the tenant, while Samantha Augarten and Sam Brodsky of Tishman Speyer represented the landlord in-house.
