Upper West Side condos dominate Manhattan luxury contracts

Buyers inked deals for 38 homes asking $4M+, including 12 UWS condos

In a packed week for Manhattan’s luxury market, Upper West Side condos came out on top.

Buyers signed contracts for 38 homes in the borough asking $4 million or more between April 6 and April 12, up from 31 in the previous period, according to Olshan Realty’s report. Of the deals inked last week, 12 were for condos on the Upper West Side. 

The most expensive home to snag a signed contract was also on the Upper West Side, a condo at Extell Development’s 50 West 66th Street. The apartment had an asking price of $23.5 million. 

Unit 40N spans 3,400 square feet and has four bedrooms and four bathrooms. It also features ceilings over 14 feet and a loggia with views of Central Park. Amenities in the 39-story tower include a fitness center, indoor and outdoor pools, pickleball courts and a screening room. 

Since closings began last year, deals for 90 of the tower’s 121 units have hit city records, with trades averaging at about $3,700 per square foot. Among those condos was Unit 52E, which closed for $55.6 million earlier this year. The deal followed two others, each closing for around $47 million, in October and December, respectively. 

Douglas Elliman’s Janice Chang, who represents some listings at the project, and her husband, former Spire Development Corporation president Ross Nodell, closed on an $18 million condo at the building in March. 

Also representing listings at the building are Corcoran’s Hilary Landis and Beth Benalloul, as well as an in-house team with Extell Development Marketing. 

The second priciest property to find a buyer was the 16th floor at Madison Realty Capital’s 16 Fifth Avenue, with an asking price of $16 million. The condo spans 3,700 square feet and has three bedrooms, four bathrooms and a 14-foot kitchen island. 

The developer launched sales at the 12-unit building last year, two years after construction issues stalled the project. Tenants of a nearby apartment building sued Madison Realty Capital in November, alleging construction at the Greenwich Village project caused the walls at 10 Fifth Avenue to crack. 

A team with Corcoran Sunshine, including Tara King-Brown and Ryan Kaplan, is heading sales at the Robert A.M. Stern-designed building. Its amenities include doormen, a fitness center, golf simulator and residents’ lounge.
