🏆 Commercial: The priciest commercial deal recorded in New York was in Fort George, where a six-story, 142-unit apartment building at 25-35 Hillside Avenue traded for $10.1 million. The building had been part of a Chapter 11 bankruptcy case that was filed by Joel Weiner’s Pinnacle Group. Its new owner is Summit Properties, which is acquiring the Pinnacle portfolio.
🏆 Residential: Tribeca had the top home sale logged in city records. A trust sold a 7,200-square-foot penthouse at 45 Walker Street for $12 million, or roughly $1,700 per square foot. The buyer of the four-bedroom residence was White Desert Home LLC. The unit last traded in 2021 for $12.8 million. Sotheby’s International Realty’s Chris Poore and Eyal Dagan had the listing, which went live in January 2025 for $14.5 million.
📊 Residential: Pamela Cantor, a psychiatrist and widow of Wall Street executive Richard Cantor, parted with a condo at 15 Central Park West in Lincoln Square for $25.1 million. The buyer was FifteenCPW12 LLC. The Cantors purchased the 3,300-square-foot pad in 2007 for $14.2 million. It has three bedrooms, three and a half bathrooms, a terrace and views of Central Park. The Mercedes Berk Team with Engel & Völkers New York City had the listing.
📊 Residential: David and Diana Obrand parted with a co-op at 55 Hudson Street in Tribeca for $5.3 million. David Obrand was CEO at a technology company and Diana Obrand was a former retail executive. The buyers were attorneys Henry Wainhouse and Eliza Beeney. The unit has four bedrooms and two and a half bathrooms. It went on the market in December for $5.4 million. The Obrands had owned it since 2022, when they purchased it for $4.9 million. Corcoran’s Danny Davis and Lisa Balbuena had the listing.
📊 Residential: Former professional tennis player Milos Raonic, who once ranked as high as No. 3 in the world, scooped up a co-op at The Dakota at 1 West 72nd Street in the Upper West Side for $5.3 million. The sellers were Louise and Ralph D’Annucci. The unit has three bedrooms and two bathrooms. The D’Annuccis, represented by Daniela Kunen and Priscilla Tuohy with Douglas Elliman, put the pad on the market in October for $5.5 million. Raonic’s agent was Corcoran’s Richard Ziegelasch.
📊 Residential: Roger Schwartz purchased a 2,300-square-foot condo at 176 Duane Street in Tribeca for $4.8 million from a trust that had paid $4.4 million for the unit in 2011. The deal pencils out to roughly $2,100 per square foot. It appears to have been an off-market transaction.
By the Numbers: Property tax burden climbs nationwide, led by major metros
The property tax burden across the country is rising, adding to the affordability crisis homeowners face.
Nationwide, the average single-family homeowner saw their tax bills spike by 3 percent year over year, according to research firm Attom. That works out to an increase of $4,427 for the average home valued at $494,231. Meanwhile, the country’s effective tax rate inched up to 0.9 percent in 2025 from 0.86 percent in 2024. It’s the highest rate since 2020.
