A pair of townhouses topped Brooklyn’s luxury market last week.
In total, the borough saw 20 deals — seven condos, three co-ops, 10 single-family homes — for a total contract volume of $71 million, according to Compass’ weekly report for contracts signed on homes asking at least $2 million from April 6 to April 12. The previous week saw 26 deals signed for $79 million.
The median asking price for deals signed last week was $2.7 million and the average asking price per square foot was $1,434. Homes spent an average of 69 days on the market.
The top deal last week was for a townhouse at 10 Sidney Place in Brooklyn Heights, asking $8.5 million.
The 21-foot-wide brownstone spans 5,700 square feet across five full stories and has six beds and five full bathrooms.
The garden level has its own kitchen and dining areas, with access to the rear garden and deck. Above, a large living room leads into a second kitchen. The third-floor primary suite has a walk-in closet, library, sunroom and bathroom.
The home is also right across the street from the imposing corner-lot home at 1 Sidney Place that sold for $22 million in 2024, one of the priciest deals ever in the borough.
Serhant’s Ravi Kantha, Cameron LeCates and Nicole Kats had the listing.
The second priciest contract was for a restored townhouse at 382 Degraw Street in Carroll Gardens asking $7.5 million.
The 20-foot-wide Italianate brownstone has four beds and three full bathrooms.
The garden level features exposed beams on the ceiling, a kitchenette, a bedroom and bathroom. A parlor-level great room, with a restored marble fireplace mantle, leads out to a 12-foot-deep rear deck.
The primary suite features another restored marble fireplace mantle and a bath with two south-facing windows overlooking the garden.
Compass’ Jared Lafrenais, Maria Goretti and Samantha Klein had the listing.
