Law firms lead the way in New York’s April top office leases

Adyen tops list, three firms also nabbed spots

While they may not have grabbed the most space of any tenant, law firms made a strong showing in this month’s list of the largest office leases within the five boroughs, securing three of the top ten spots. Other repeat appearances on the list include AI companies and fintech platforms. Read on to find out which one secured the largest office lease of last month.

1) Adyen | 111 Fifth Avenue | Flatiron | 90K sf

The fintech company signed a new 10-year lease spanning three floors across two buildings in the Flatiron District. Justin Haber and Kyle Riker of JLL represented the tenant, while David Falk, Rob Silver and Anthony Sciacca of Newmark represented the landlord, the Winter Organization.

2) Steve Madden | 501 Seventh Avenue | Garment District | 60K sf

The shoe retailer inked a new 13-year lease in the Garment District building, relocating from its current digs in Long Island City, Queens. Scott Weiss, Erik Schmall and Jack Warren of Savills represented the tenant, while Jordan Berger, Kerry Lavelle and Shanae Ursini of Empire State Realty Trust represented the landlord in-house alongside a five-member Cushman & Wakefield team including Rob Lowe and Ron Lo Russo.

3) Robin Hood | 841 Broadway | East Village | 53K sf

The nonprofit focused on fighting poverty in New York inked a new 30-year lease in the East Village building, bringing it to full occupancy. David Carlos and Andrew Dzenis of JLL represented the tenant, while Andrew Wiener and Robert Fisher of the Feil Organization represented the landlord in-house.

4) Adaptive Security | 120 Broadway | Financial District | 51K sf

The AI cybersecurity company inked a new 15-year sublease in the Financial District building. A four-member Savills team including Zev Holzman and Christopher Foerch represented the tenant, while Ross Zimbalist of CBRE represented the sublandlord, BarkBox.

5) Apollo Global Management | 590 Madison Avenue | Plaza District | 50K sf

An unnamed affiliate within Apollo Global Management inked a new lease in the Plaza District building. Michael Wellen, Michael Geoghegan and Stephen Siegel of CBRE represented the tenant, while William Elder and Daniel Birney of RXR represented the landlord in-house.

6) Robinson+Cole | 100 Park Avenue | Grand Central | 48K sf

The law firm signed a new lease in the Grand Central building. Greg Taubin of Savills represented the tenant, while a four-member Cushman & Wakefield team including Harry Blair and Barry Zeller represented the landlord, SL Green Realty.

7) Groombridge Wu Baughman & Stone | 1185 Sixth Avenue | Times Square | 43K sf

The law firm inked a new lease in the Times Square building. Lisa Kiell and Andrew Coe of JLL represented the tenant, while a five-member Newmark team including Brian Waterman and Jonathan Fanuzzi represented the landlord, SL Green Realty.

8) Marex | 560 Lexington Avenue | Plaza District | 40K sf

The financial services platform inked a new lease in the Plaza District building. Matthew Astrachan, Seth Godnick and Kristina Kopans of JLL represented the tenant, while a four-member CBRE team including Peter Turchin and Brett Shannon represented the landlord, Rudin.

9) Dandy | 22 Cortlandt Street | Financial District | 37K sf

The dental technology company inked a new lease in the Financial District building. Peter Johnson and Alexis Odgers of Avison Young represented the tenant, while a team from B Stern CRE represented the landlords, Mayore Estates LLC and 80 Lafayette Associates LLC.

10) Withers | 30 Rockefeller Plaza | Plaza District | 33K sf

The law firm signed a new lease in the Plaza District building. A four-member JLL team including Cynthia Wasserberger and Michael Berg represented the tenant, while Blythe Kinsler and Kate Walker of Tishman Speyer represented the landlord in-house.
