Cobble Hill’s priciest listing is under contract after becoming slightly less pricey.
A townhouse at 205 Clinton Street asking $17 million found a buyer, according to a Compass spokesperson.
The home hit the market in October asking $22 million, but had its price cut to $18.5 million the next month, then to $17 million in April.
“We found just the right buyer who appreciates the huge proportions and the integration of the living spaces,” Compass’ Lindsay Barton Barrett, who had the listing, said in a statement.
If the home closes near its asking price, it will likely outstrip the current priciest single-family home sale this year, which belongs to an Eckstrom-developed townhouse at 307 Hicks Street, which closed for $15 million in February. Compass’ Noah Plener had that listing.
It also has a chance of becoming the most expensive home sold in the borough if it outpaces the penthouse that sold for $16.3 million at Olympia Dumbo in March.
Brandon Hornbeck, who runs real estate firm Vega Management, bought the property for $3.9 million in 2020, according to public records.
The 25-foot-wide home has seven bedrooms and seven full bathrooms and an elevator that stops across five full stories and a finished cellar.
Designed by architect Mike Ingui, the home has undergone more than two years of renovations that maintained original fireplace mantels, stained glass windows while adding white oak floors, custom millwork and a hand-carved staircase.
The parlor level has a marble gas fireplace and walnut and marble bar and looks out onto the rear yard, which has a bluestone patio with a pergola and full outdoor kitchen with a built-in gas grill.
The garden level has a salon connected to a guest bedroom and below, the finished cellar level has a 13-foot-tall great room with a wet bar and 500-bottle wine cellar, along with a fitness space and spa bathroom with a steam shower.
The second floor primary suite has a windowed walk-in closet and an en suite bathroom with a soaking tub, shower, heated floors and double vanity. The floor also has a den with a fireplace.
The top-floor, referred to as a “clubhouse” in the listing, has a kitchenette, lounge space, 15-foot skylight and sliding doors that lead to a terrace with a fireplace and grill.
The sale marks another high point in the Cobble Hill luxury market, which has seen a number of pricey deals in recent years, including Daniel Craig and Rachel Weisz’ townhouse at 22 Strong Place that sold for $11.8 million earlier this year.
The neighborhood record still belongs to a townhouse at 177 Pacific Street which sold for $15.5 million in 2015.
