Brooklyn’s luxury deals pick up speed

Borough saw 32 signed contracts for $97M last week

Brooklyn’s luxury deals picked up speed last week. 

The 32 contracts signed last week for homes asking at least $2 million in the borough spent an average of 46 days on the market, according to Compass’ weekly report for May 18 to May 24. The days on market number is the lowest so far this year. 

The borough saw contracts signed for 10 condos, one co-op and 11 single-family homes for a total volume of $97 million. The previous week saw 25 contracts signed for $80 million, marking a comedown from two weeks of over $150 million in volume. 

The median asking price for deals signed last week was $2.8 million, and the average price per square foot was $1,521. 

The priciest contract last week was for a Park Slope townhouse at 100 6th Avenue, asking $6.3 million. 

The two-family brownstone spans 20 feet wide and five levels. The home is currently configured as a five-bedroom triplex and a one-bedroom garden apartment. 

The parlor level has nearly 12-foot ceilings and two wood-burning fireplaces. The floor opens onto a back terrace and a 40-foot-long garden. 

The second floor has two additional wood-burning fireplaces and two bedrooms, one of which is a primary suite with a walk-in closet. The home also has a more than 800-square-foot basement, which is currently used as an art studio, gym and wine cellar. 

Compass’ Sarah Sawyer and Philip Morelli had the listing. 

The second most expensive contract last week was for a penthouse unit at Avdoo’s Bergen development in Boerum Hill. 

Penthouse 706E was asking $4.6 million. Spanning 2,500 square feet, the triplex home has three bedrooms, a private roofdeck with a temperature-controlled plunge pool and a built-in grilling station.

The home previously asked as much as $5.3 million with a different Compass team, according to StreetEasy. 

The 105-unit building, which is 85 percent sold, has a ceramic studio, a private park and two landscaped roof spaces with gas grills and fire pits.
