Two Trees snags contract for $7.8M One Domino penthouse

Penthouse 1B could mean developer tops its own Williamsburg record

Two Trees’ One Domino Square is looking to sweep North Brooklyn’s records books. 

In February, Penthouse 3A sold for $7 million, or $3,313 per square foot, setting a North Brooklyn price record on a per square foot basis. That sale surpassed the previous record set six months prior by penthouse 1A in the building, which sold for $7.5 million, or $3,046 per square foot. 

Now another condo in the building — Penthouse 1B — is on pace to set the record for priciest sponsor sale in the neighborhood after snagging a contract for $7.75 million, a spokesperson for the project confirmed. 

If it closes at the price, the deal would unseat Penthouse 1A as the priciest sponsor sale in the neighborhood. The deal for the 2,714-square-foot condo comes out to $2,855 per square foot.

The duplex penthouse is the building’s largest and most expensive, which means the project will need to wait for resales to have a chance at cracking the record for priciest condo sale, which was set by three combined units at 2 Northside Piers that sold for $8.3 million in 2021.

Part of Two Trees’ larger redevelopment of the area around the old Domino Sugar refinery, the condo portion has drawn comparisons to Naftali Group and Access Industries’ One Williamsburg Wharf, a condo project that is also part of a broader waterfront redevelopment plan. 

Both projects have sold their units for over $2,000 per square foot, on average, but One Domino has a number of penthouses that push past the priciest offerings at One Williamsburg Wharf. Naftali’s project will bring roughly 360 more condos to the market in the coming years as part of its second phase, known as 80 Wharf Way, which received $525 million in construction financing at the end of last year. 

Penthouse 1B has three bedrooms and three bathrooms. The upper-level primary suite has a den and wet bar that open up to nearly 700 square feet of outdoor space. The en-suite bathroom has floor-to-ceiling windows, a glass-enclosed shower and a freestanding soaking tub.

After launching sales in fall 2024, the 160-unit project is over 75 percent sold. An in-house sales team led by Aaron Goed brought in seven signed contracts in May and has overseen $340 million in sales to date. 

Two Trees’ development also includes a fully-leased 399-unit rental tower. The project has five floors of amenities including resident lounges, a private dining room and an aquatics center that has an indoor swimming pool and spa, cold plunge, hot tub, steam room, sauna and a heated outdoor pool.
