🏆 Commercial: The biggest commercial sale to hit records was in the Flatiron District for a pair of properties at 24-28 West 25th Street and 48 West 25th Street, totaling $125 million. Savanna was the seller and Kaufman Investments was the buyer. Both office buildings stand 12 stories high and combined span about 211,000 square feet. Savanna purchased the buildings in 2018 for about $197 million.
🏆 Residential: In the West Village, 245 West 4th Street sold for $46 million. Eric Colombel, founder of the Tsadra Foundation, and his wife, Andrea Soros Colombel, daughter of billionaire George Soros, were the sellers. The buyer was a trust. The three-story building spans about 8,900 square feet. The sale comes out to about $5,100 per square foot.
📊Residential: On the Upper West Side, a condo at 211 West 84th Street hit records for $12.4 million. Sonali Mathur and Aman Malik were the buyers; 211 West 84th St Owner LLC was the seller. The home has five bedrooms and six baths, spanning about 3,800 square feet. The Henry Sales Gallery and Alexa Lambert with Compass handled the listing.
📊Commercial: In Williamsburg, Delshah Capital bought two mixed-use properties for about $85 million. The building at 456 Grand Street was sold by Bronstein Properties and the building at 227 Grand Street was sold by 227 Grand JFL Holdings LLC. Both properties are mostly residential and contain several commercial units.
📊Commercial: In Lenox Hill, The Royale condo building at 188 East 64th Street sold for $44 million. Met Life Investments was the buyer. 63rd/64th Street Associates LP was the seller. The 43-story building contains 182 units.
📊Commercial: An office building in Hell’s Kitchen at 311 West 43rd Street hit records for $42 million. David Werner was the buyer; DivcoWest was the seller. Standing fourteen stories tall, the building measures 193,000 square feet. Last sold in 2018 for $131 million, the price per square foot went from about $680 to about $220.
