NYC’s top deals: Long Island City warehouse trades for $16M

44-68 Vernon Boulevard, Queens and 160 Leroy Street

There were 196 transactions totaling $306 million filed in New York City records in the 24 hours before 2:30 p.m. on Thursday, July 3.

🏆 Commercial: A warehouse in Long Island City at 44-68 Vernon Boulevard sold for $15.5 million, representing the top commercial deal to hit records in the Big Apple. Queenbea 44-68 LLC was the seller. LIC Vernon 45 LLC was the buyer. The building measures about 15,800 square feet. 

🏆 Residential: The top residential sale in New York was in the West Village for $12 million at 160 Leroy Street. The condo has four bedrooms and four and a half bathrooms across roughly 2,800 square feet. The sale comes out to around $4,300 per square foot. Adam Heller, Amanda Rosenberg, and Michael Gavin with the Heller Organization handled the listing.  

📊Residential: In Soho, a co-op at 421 West Broadway changed hands for $9.9 million. The seller was the estate of diamond dealer Ara Arslanian and the buyer was 421 Happy House LLC. The unit is a duplex measuring about 5,200 square feet, pricing the deal at more than $1,900 per square foot.

📊Commercial: In Tribeca, a 6,400-square-foot retail unit at 66 White Street traded for $10.1 million. The seller, a company linked to Marc Meyers and Evan Snyderman, principals of art gallery R & Company, purchased the unit in 2017 for $7 million. The buyer in the latest deal, which works out to about $1,600 per square foot, was an LLC managed by art collector Lonti Ebers.
