Law firms continued their hot leasing streak last month, signing four of the biggest leases. The list also features a three-way tie for eighth place, but you’ll have to read on to see how the biggest NYC leases stack up.
1) Simpson Thacher & Bartlett | 570 Fifth Avenue | Plaza District | 916K sf
After reportedly being in talks for 700,000 square feet, the law firm has inked a new lease in the Plaza District skyscraper for almost a million. A team from CBRE represented the tenant. The building’s landlord is Extell Development.
2) Google | 315 Hudson Street | Soho | 411K sf
The tech giant renewed its massive lease in the Soho building, owned by Jack Resnick & Sons.
3) Brooklyn Defender Services | 422 Fulton Street | Brooklyn Heights | 212K sf
The public defenders organization signed a new 31-year lease in the Brooklyn Heights building. Jonathan Franzel and Ryan Gessin of Newmark represented the tenant, while Megan Sheehan of Tishman Speyer represented the landlord in house alongside a CBRE team including Mary Ann Tighe and Joseph Cirone.
4) Alston & Bird | 51 West 52nd Street | Plaza District | 170K sf
The law firm, known for providing counsel to Fortune 100 companies, signed a new lease in the Plaza District building. A Savills team including Brad Wolk and Matthew Barlow represented the tenant, while a Newmark team including Howard Hersch and Greg Conen represented the landlord, Harbor Group International.
5) The New York City Board of Education Retirement Systems | 55 Water Street | Financial District | 78K sf
The benefits agency inked a new lease in the Financial District building. Marc Shapses of Savills represented the tenant, while a CBRE team including Brad Gerla and Howard Fiddle represented the landlord, the Retirement Systems of Alabama.
6) Centerbridge Partners | 345 Park Avenue | Plaza District | 76K sf
The tenant signed a new lease in the Plaza District building, owned by Rudin.
7) Fenwick & West | 902 Broadway | Flatiron | 73K sf
The law firm signed a new 11-year renewal in the Flatiron building, and expanded by almost 20,000 square feet in the process. David Kleinhandler and Ken Rapp of CBRE represented the tenant, while Max Koeppel of Koeppel Rosen represented the landlord, the Rosen family.
8) Altana | 2 Penn Plaza | Penn Plaza | 62K sf
The AI firm inked a new lease in the Penn Plaza building. Sam Seiler of CBRE represented the tenant alongside Joseph Sipala of JLL. The building’s landlord is Vornado Realty Trust.

The data firm signed a new lease in the Penn Plaza building. Jim Wenk and Kirill Azovtsev of Savills represented the tenant, while Josh Glick and Jared Silverman of Vornado Realty Trust represented the landlord in house.
8) Pink Sparrow | 30-10 Review Avenue | Long Island City | 62K sf
The experiential design firm inked a new lease in the Long Island City building. Ryan Gessin and Drew Wiley of Newmark represented the tenant, while Paul Yuras and Paul Cianciaruso of DY Realty Group represented the landlord, Oriole Realty.
