‘Tenacre’ estate is only 3 acres, but lists for $25M

Oddly named property being sold by shipping magnate

A shipping magnate is ready to put his inaccurately named Southampton estate out to pasture.

Zenith Shipping CEO Sophocles Zoullas listed the Tenacre estate at 275 Ox Pasture Road for $25 million, Dirt reported. Despite the property’s name, the estate covers a mere three acres.

The home, commissioned in 1920, was designed by famed architect John Russell Pope and was originally owned by publisher J.P. Knapp and his wife, Elizabeth. Other previous owners include hedge fund billionaire John Paulson and Espirit Europe president Jurgen Friedrich.

Zoullas picked up the home in 2009 for $10 million, so he stands to make a profit if he sells it at the listing price. Harald Grant of Sotheby’s International Realty has the listing.

The home spans 15,200 square feet, featuring nine bedrooms, ten bathrooms and two powder rooms. Interior rooms include a living room, sunroom, dining room and library, each including its own fireplace.

Parking isn’t an issue on the estate, as there’s a three-car garage with lifts that ultimately allow for six vehicles, along with a detached garage fit for another three cars, which has two ensuite bedrooms above it.

The primary suite has a sitting room with a fireplace, a separate bedroom with banquette sofas, two bathrooms, a dressing room and a multitude of closets. There are four bedrooms on the second floor and two on the third floor, which are no longer allowed under current regulations.

Other features include a walk-in wine cooler, media room and multi-room staff area.

The outside of the property isn’t too shabby either. There’s a pool house that actually houses a pool, along with a full bath with a sauna and a spa on the deck. There are also large lawns and a tennis court is permitted to be built, should the next owner want to grab their rackets.

The estate also includes a gated entrance, mature trees and tall hedges, all to ensure privacy and hide the shame of the missing seven acres it ought to have, based on its name.
