Double-dune Southampton estate hits market for $46M

A new turnkey home in Southampton Village could soothe its new owner’s concerns over the creeping effects of climate change.

The property at 1730 Meadow Lane in Southampton is being listed for $46 million, Behind the Hedges reported. The gated property spans three and a half acres and the main house encompasses 8,600 square feet across two floors.

The oceanfront property comes with a comfortable distance in the form of double-dune protection. The parcel is set back further from the Atlantic Ocean than other properties on Meadow Lane, diminishing the possible damages from storm surges.

The house is far from the only property that will be sporting a the sand-filled safety bolster, as the U.S. is set to spend $1.5 billion across 80 miles of Long Island for the Fire Island to Montauk Point project. The funds will go towards pumping offshore sand onto the beaches and lift the foundations of beachfront homes to mitigate effects from climate change.

David Netto designed the home, which was constructed in 2012-13 by John Hummel & Associates. The home has seven bedrooms and seven and a half bathrooms. The first floor has six bedrooms and a staff quarters, while the second floor has the primary suite — with 270-degree views from the ocean to Shinnecock Bay — kitchen, family room and dining room.

Also on the first floor is a gym, laundry room and cabana lounge. There’s also a wraparound porch and an entry foyer with a fireplace.

The property includes a pool and spa, two-car garage, tennis court and private boardwalk that leads residents across the double dunes and to the beach.

Meadow Lane is one of the most iconic blocks in the Hamptons and a buyer’s bang for their buck could differ greatly based on where a home is sited along the lane and how big it is. Julia Koch, for instance, was recently revealed as the buyer behind the $70 million purchase of 840 Meadow Lane last year.

The Southampton sale was one of the biggest Hamptons deals last year. The eight-acre estate includes a 15-bedroom, 22,000-square-foot Tudor-style home, 500 feet of beach frontage, a beachfront deck, pool and tennis court.
