The Windmill House in Amagansett is taking another turn on the market.

The Hamptons hideaway at 64 Deep Lane is back on the market for $12 million, according to Robb Report. If the 1,300-square-foot home trades hands at that price, the deal would work out to nearly $9,231 per square foot.

The property has been under the same owner, whose identity is unclear, for at least a dozen years. The owner previously tried offloading the property for $12 million in 2020; the home has jumped on and off the market in recent years and was also offered for rent.

The home is made private due to its being bordered on two sides by land preserved by the Peconic Land Trust. The estate features 5.5 acres of wooded property roughly two miles from Atlantic Avenue Beach.

The home gets its moniker from the windmill at the top of Quail Hill, built in the mid-1800s. Faberge Perfumes founder Samuel Rubin later converted the three-story windmill into a guest house around 1950, adding a structure with a kitchen, bedroom and bathroom.

The home has a sitting room, a small kitchen with a built-in table for two, a pair of bedrooms and one bathroom. There’s also an unfinished third floor that can be storage space or a walk-in closet complete with the windmill’s mechanical equipment.

Other features include a brick patio, a detached two-car garage and a small accessory building once used as an art studio. The property can also be expanded to approximately 20,000 square feet, though still bound within the Peconic Land Trust’s protected land.
