Property listed last summer, slated for wellness-focused revamp

The Sands Motel in Montauk has new ownership.

Enduring Hospitality purchased the 43-key hotel complex from the family that’s long owned the East End property, Compass announced. The property was listed over the summer for $28 million, though the purchase price was not disclosed and has yet to appear in public records.

The complex stretches across four parcels, but is largely situated at 71 South Emerson Avenue. Located near Montauk’s downtown, the complex features more than 250 feet of frontage on Montauk Highway and 360-degree water views of both the ocean and Fort Pond.

The 19,000-square-foot property has one- and two-bedroom units equipped with individual bathrooms. About a third of the units have small- or medium-sized kitchens.

Richard Hausman owned and ran the motel for a long period, according to Behind the Hedges. Hausman died in 2022 at 97 years old.

Compass Commercial’s Hal Zwick and Jeff Sztorc arranged the sale.

“Our goal is to refurbish the existing hotel, centering on health and wellness, while safeguarding the authenticity of Montauk and its connection to surf culture,” the incoming owner said in a statement. 

Montauk has seen a slew of hotel and motel deals go down in recent years.

Last year, Boston-based investment firm Blue Flag Partners bought the 34-key Sunset Beach motel, plus a pair of vacant lots and some nearby waterfront parcels on Montauk Harbor for $13.5 million. The 3.5 acres worth of properties were on the market for six months with a last asking price of $15 million.

KSL Capital Partners purchased the 96-key Marram in 2022 for $78.5 million, or $820,000 per key, from Bridgeton Holdings. Bridgeton had acquired the site of the 1960’s Atlantic Terrace Motel for $32.5 million in 2018, proceeding to renovate the property into a luxury resort, while adding a South American cafe.
