A Westhampton Beach townhouse community hit the market this week after the state approved a developer’s offering plan for 37 condo units.
The Townes at Ketchaponack will have two-story units ranging from 2,000 to 2,300 square feet, said listing broker Denise Perfido of Kerrigan Country Realty. Each unit will have two bedrooms, two bathrooms and one half-bathroom.
Site work will begin this month and construction is expected to start in October, Perfido said. The first units are expected to be completed next summer. The developer, Wantagh-based Carriage Hill Developers, could not immediately be reached for comment.
The condo development will be built on the 9.4-acre site of a former asphalt plant, according to 27East, and required a special exception permit from the village.
Condo units are in short supply on the South Fork. There were only 33 on the market in the second quarter of 2024, according to a Miller Samuel report. The median sale price for the 18 condos sold during the quarter was a little over $1 million.
Asking prices at The Townes at Ketchaponack range from $990,000 to $1.19 million, Perfido said. The condo community will have a clubhouse, pool, exercise room and, of course, pickleball courts. The development is about 1.7 miles from the beach.
