An industry Swiss army knife, Sulo runs a development firm and maintains an active career in commercial brokerage. As a developer, he specializes in luxury residential and boutique condominium construction and is currently aiming to end Chicago’s condo construction drought with his next big ground-up development project.
He also serves as a senior managing director at Marcus & Millichap, specializing in net-lease and retail investment sales, a dual-track career that gives him visibility into both capital markets and development execution.
At Sulo Development, he has concentrated on high-growth neighborhoods, most notably Fulton Market, where the firm is advancing a three-tower condominium project at 1325 West Fulton Market totaling roughly 250 units. The project cleared a complicated zoning and entitlement process, a hurdle that slowed progress but highlighted Sulo’s ability to navigate the city’s political complexities.
On the brokerage side, Sulo, since 2011, has closed more than $500 million in transactions and overseen deals involving more than 2 million square feet, leaning on Marcus & Millichap’s national platform. Balancing brokerage and development has helped him manage risk, though it also places him squarely in the middle of cyclical retail and condo markets that can turn quickly.
