Harmon and Spies are widely regarded as the top CRE brokers in New York — though in any given year, the contest for that title is a dog fight. 

For 2025, some of their biggest deals include selling Eliot Spitzer and the Winter Organization’s apartment building at 800 Fifth Avenue for $800 million to Miki Naftali, who plans to tear it down and build one of the city’s most luxurious office towers.

They also represented Scott Rechler’s RXR in its purchase of a 49 percent stake in the NewsCorp Building at 1211 Sixth Avenue from Ivanhoé Cambridge, a deal that valued the 2 million square foot building at $1.2 billion.

Since joining Newmark in 2023, the duo has helped propel the brokerage to the top of the league tables and expanded its offerings into areas like advisory on corporate-level mergers and acquisitions.

In years past, Harmon and Spies had faced their stiffest competition from Darcy Stacom and Bill Shanahan at CBRE. But when Stacom left CBRE to start her own boutique brokerage in 2024, it opened a pathway for Newmark’s brokers to claim dominance over New York City’s investment sales.

But the Eastdil Secured team led by Will Silverman and Gary Philips has recently given them a run for their money, negotiating some of 2025’s top headline transactions.
