Brown positions T2 as an opportunistic capital provider focused on execution certainty over headline pricing.

That reputation has mattered in the current cycle, with fast and flexible funding needed for developers sitting on land while construction loans are hard to nail down with higher rates, more expensive labor and materials, and equity more difficult to raise.

Brown, who founded T2 in 2012, built the private equity firm around multifamily, student housing and bridge lending across the Midwest and Southeast. He bristles when his firm is referred to as a hard-money lender, emphasizing calculated risk-taking and a willingness to step into deals where timing and follow-through matter most.

As refinancing windows narrowed, T2 shifted into workouts and selective acquisitions. In early 2025, the firm moved to foreclose on a stalled CA Ventures-owned development site in Mundelein, a reminder that bridge lenders are increasingly ending up as owners when deals fail to pencil. At the same time, Brown backed Continuum Capital’s $31 million purchase of an Evanston development site, taking advantage of lower prices as sellers adjusted to the new market.

Brown has been candid about the challenges facing development, saying it has been hard to justify building amid elevated construction costs, pushing T2 to favor buying over ground-up risk. 

Geographically, Brown has resisted coastal expansion, doubling down on what he calls a Midwest and Mississippi River-centric strategy, with Nashville serving as a southeastern outpost.
