Since the 2019 launch of his boutique brokerage firm, Madison Rose, Pistorio has secured leasing assignments for more than 15 million square feet, pitching what he calls a “new age” model that sells narrative and character over generic glass-box sameness.
Pistorio has a track record inside the city’s most competitive leasing circles. He co-founded The Telos Group in 2012 and grew its portfolio to 25 million square feet. He also executed signature deals at 601W Companies’ huge Old Post Office redevelopment.
After leaving Telos to start Madison Rose, Pistorio also became a principal at development firm R2 Companies. That mix of brokerage hustle and ownership-side exposure can be a differentiator, but it also means he’s operating where incentives and reputations get tested quickly when deals go sideways.
Through Madison Rose, named for his two daughters, Pistorio’s major leasing efforts include 70 West Madison Street, which was recently bought out of distress by Namdar and Mason Asset Management while more than 30 percent vacant. Madison Rose also turned Coca-Cola into a Fulton Market office tenant for a new development by builder Fulton Street Cos.
