Swerdlow is among the most seasoned developers of big box stores, shopping centers and mixed-use projects in South Florida, and his firm has shaped neighborhoods and nodes across Miami.
He was an academic, obtaining degrees in physics, mathematics and law, before starting his career investing in Manhattan real estate in the 1970s.
In 2025, Coconut Grove-based Swerdlow was leading the $3 billion Little River District redevelopment in Miami’s Little River and Little Haiti neighborhoods, planning more than 5,700 affordable and workforce housing units, retail space, offices, parks and a commuter train station.
Swerdlow has called that project a capstone of his career, offering market-driven growth while addressing Miami’s affordability crisis through long-term community investment.
He is known for spotting opportunities in struggling urban areas and often partners with public entities to deliver large-scale revitalization projects.
He played a key role in the redevelopment of a former North Miami landfill into what is now the Sole Mia master-planned community, one of the region’s largest public-private ventures.
Other past ventures include the transformation of Aventura into a retail hub and the early redevelopment efforts that helped reshape downtown Miami.
