Rayni Williams

Co-Founder, CEO, The Beverly Hills Estates

It seems right that The Beverly Hills Estates’ home on Sunset Boulevard sits paces away from venues such as the Whisky a Go Go and The Viper Room. The West Hollywood boutique — which Williams co-founded with President and ex Branden Williams in 2020 — is meant to draw inspiration from the worlds of art and fashion, with a members-only concept at the office that includes booth seating and on-demand smoothies and pastries.

“I always wanted to have my own brokerage,” Williams told TRD in 2025. She might have moved on that dream a bit faster but said she and Branden had an attachment to Hilton & Hyland, a brokerage they worked at for a decade prior to starting their own firm. “I’m very loyal. Branden’s very loyal and we were very close to Jeff Hyland and Rick Hilton but as they were getting older and segueing out and I got my babies to an age where I was past being pregnant and having newborns, it was something I was able to take on. Do I wish I had done it 10 years sooner? Sure.”

Even still, the Williamses, who confirmed their separation as a couple in late 2024, have made up for any perceived lost time with the brokerage generating $1.5 billion in volume across over 300 deals, according to TRD’s 2025 ranking. In doing so, Williams continues her family’s presence in real estate having come from a long line of developers. Her grandfather was a builder turned developer from Italy, who worked alongside several uncles, before the family went into the multifamily business.
