Ryan McCord
McCord carved a niche in rail-served and port-adjacent real estate after working in development and construction roles around Texas industrial ports.
His Houston-based firm, founded in 2003, is known for large-scale industrial and master-planned projects tied to logistics and infrastructure.
Generation Park is its 4,200-acre master-planned business complex in northeast Houston near George Bush Intercontinental Airport that has attracted tenants tied to manufacturing, energy and logistics. It has millions of square feet of industrial, office and distribution space.
McCord attracted Eli Lily’s estimated $5.9 billion manufacturing plant to Generation Park in 2025, with the help of an estimated $150 million in state incentives.
McCord’s portfolio emphasizes long-term, infrastructure-heavy projects rather than quick-turn acquisitions. The firm frequently partners with rail operators, municipalities and institutional capital for developments that can take years or decades to fully build out.
It has pursued industrial projects in other U.S. markets, often centered on rail connectivity and large land assemblages. Its strategy aligns with broader shifts in supply chains, including reshoring, nearshoring and the growth of domestic manufacturing.
The developer has benefitted from tax abatements and public investment for infrastructure and workforce development.
