Anderson has overseen more than $2.4 billion in multifamily, mixed-use and redevelopment projects, including Fulton Market properties that steered the neighborhood’s transformation into a commercial real estate hotspot.

Focus Development’s track record reflects a pragmatic approach to cost control.

Anderson partnered with Shapack Partners on major Fulton Market developments such as the office tower at 167 North Green Street and The Parker apartments. In September 2025, a joint venture involving the company defied Chicago’s development slowdown by reeling in a nearly $96 million financing package to build a 19-story, 287-unit apartment tower at 1221 West Washington Boulevard in the West Loop.

The deal included $71.6 million in construction financing from CIBC and $23.9 million in preferred equity from Heitman, a rare outcome in a market where high interest rates and rising costs have sidelined many developments.

Anderson credits his architectural background with shaping Focus’ emphasis on design.

He’s kept the firm, which he founded in 1993, active through downturns by avoiding overleverage and maintaining close relationships with lenders. The firm’s defining stress test came during the 2008 financial crisis, when Anderson worked through every active loan rather than handing properties back to lenders — a point he often cites as a source of pride.
