Coleman helms a Los Angeles-based, publicly traded real estate investment trust that owns offices and studios. He founded Hudson Pacific’s predecessor company, Hudson Capital, and has been a board member since the company’s initial public offering more than two decades ago. 

The company turned in its strongest office leasing at the end of Q3 last year since 2019, thanks to the artificial intelligence boom that boosted Bay Area operations, but still struggled with $294 million in losses over the first three quarters. Coleman’s company blamed losses on the deconsolidation of Sunset Glenoaks, a $200 million studio developed by Hudson Pacific and Blackstone, which was only 8 percent leased, along with declining office and studio revenues all around.

The red ink helps explain Cohen & Steers’ $300 million investment in Hudson Pacific, on behalf of its clients’ accounts, in a deal that anchored a $690 million equity raise. Coleman, meanwhile, raked in about $25 million in total compensation in 2024, a substantial boost, despite ballooning losses that year.
