Three companies have signed office leases adding up to 50,000 square feet in Federal Realty Investment Trust’s One Santana West, as well as a full-service cafe with corporate catering services, according to a news release from the developer. That brings the 375,000-square-foot building to 70% occupied.
Newmark is the leasing agent for the project.
Federal Realty and Newmark did not immediately reply to a request for more information on move-in dates and other lease terms.
Broadband platform provider Calix took the largest chunk of space at just under 23,000 square feet on the fourth floor of the eight-story, 2022-built building in West San Jose, adjacent to Federal Realty’s larger 42-acre Santana Row office, residential, hotel and retail development. It will be moving its headquarters from 2777 Orchard Parkway in North San Jose. It also has offices in Petaluma, Minneapolis, Dallas, as well as one office each in China and India.
Calix CFO Cory Sindelar noted in a statement that its new office’s “bright and open interior layouts for our teams, great amenities, including covered parking, and an executive briefing center,” as well as proximity to the hotels and restaurants of Santana Row, create “the perfect combination for our new headquarters to host our customers, investors and employees.”
Workplace design services company Pivot Interiors leased 15,000 square feet on the third floor and Better Help, a unit of Teladoc that connects patients to online therapists, took just over 10,000 square feet, also on the third floor.
Corporate dining provider The Good Eating Company will open a full-service cafe on the ground floor this spring, according to the release, and will cater to the building’s tenants for meetings and events.
“Santana West delivers on every reason to want to come into the office,” Jan Sweetnam, Federal Realty’s chief investment officer, said in a statement.
One Santana West was designed by Studios Architecture and built by general contractor Devcon Construction.
Accounting firm PwC made headlines last spring when it moved its San Jose offices to One Santana West, signing one of the biggest office deals since the pandemic at 141,000 square feet. It plans to set up shop there in 2026. Cloud data platform Couchbase signed a deal to move its Silicon Valley headquarters there as well last summer.
