A family trust wants to build 474 affordable apartments in San Jose.
The unidentified trust led by John Filice of Gilroy has filed preliminary plans to build the six-story complex at 1099, 1101, 1145 and 1155 South Bascom Avenue, the San Jose Mercury News reported. A project developer was not disclosed
The apartments would replace three retail buildings, including one occupied by a Round Table Pizza and another once occupied by Kelly-Moore Paints, which closed last year.
Plans call for a 474-unit affordable apartment complex with parking spots for 191 cars and 457 bikes. The S-shaped project, with an extra leg, includes three courtyards, according to a project illustration by b9 Architects, based in Seattle.
Three of the four parcels are owned by the trust led by Filice, according to the Santa Clara County Assessor’s Office. The fourth parcel is owned by an entity that Filice manages.
Filice controls Castlewood Corner LLC, based in Gilroy, according to state business records.
The property is zoned for an urban village within the South Bascom Urban Village Plan.
The application indicated that the project’s developer would seek to apply provisions of the California density bonus law that would allow the developer to reduce or eliminate commercial requirements and waive design standards for the project, according to the Mercury News.
Another developer has also been working to build a large affordable housing development in San Jose.
This month, Richmond-based Cloud Apartments filed plans under the state builder’s remedy to fast-track approval for 780 modular apartments at 7 Topgolf Drive, in the Alviso District.— Dana Bartholomew
