Amazon-occupied industrial site possibly headed for demolition, redevelopment 

Prologis’ Gateway would be SF’s biggest industrial redevelopment in over a decade

A proposal for what would be San Francisco’s largest industrial redevelopment deal in more than a decade could receive the green light this week. 

On Thursday, logistics real estate leader Prologis will seek approval from the San Francisco Planning Commission for the construction of S.F. Gateway, which would be the city’s largest industrial redevelopment deal in more than a decade, the San Francisco Chronicle reported. 

The project would consist of two, three-story buildings totaling more than 2 million square feet designed for production, distribution and repair (PDR), loading, parking and retail uses. It would be on a 17-acre site owned by Prologis at 749 Toland Street in Bayview. Currently, Amazon is running distribution operations at the site out of a warehouse it leases, which would be flattened as part of the redevelopment plan. 

It would be the “first PDR project of its kind in San Francisco,” according to Prologis vice president of development Courtney Bell. The company’s yet-to-be-approved development agreement outlines at least 20,000 square feet of affordable rental space for “makers” and funding for small businesses, art and education in the Bayview area. 

“Now feels like the right moment to move the project forward, in alignment with our partners,” Bell said.

In a statement about the Gateway project, San Francisco Board of Supervisors member Shamann Walton called it “a blueprint for how we do development right — community-driven, equity-centered and environmentally responsible.”

“It sets a new bar for how public-private partnerships can uplift neighborhoods without leaving people behind,” the supervisor said. 

In addition to the state-of-the-art industrial campus, Prologis will rebuild eight blocks of public streets to city standards — an undertaking valued at over $50 million — and make $8 million in direct contributions to community programs and $11 million in capital improvements to Bayview’s Produce Market area surrounding the site, including local business development on Third Street. 

Prologis is not planning to build Gateway with any one particular tenant in mind and hasn’t signed any leases yet.
