Walmart is growing its office presence in the Bay Area with new digs in Sunnyvale. 

The e-commerce unit of the Bentonville, Arkansas-based corporation signed a lease for 338,300 square feet of offices at Sunnyvale’s Tech Corners office complex, the East Bay Times reported. It will occupy two, four-story buildings at 803 and 815 11th Avenue. The complex was developed and is owned by Silicon Valley heavyweight Jay Paul Company. 

The new deal is the largest new office lease in Silicon Valley since 2023, according to the East Bay Times. 

Walmart will be moving into a refreshed new home at the site. Jay Paul Company spent $30 million to renovate the two office buildings in which Walmart will set up e-commerce operations. The upgrades were completed this year. 

Tech Corners has historically maintained full occupancy, according to Newmark’s Phil Mahoney, who represented Jay Paul Company in the deal. The campus totals 957,300 square feet across five office buildings and an amenities hub.

The site offers fresh-air workspaces, community engagement and outdoor spaces including work and social areas, vegetable and floral gardens and a sports court. There’s even a 22,700-square-foot fitness and wellness center complete with cardio and weight-training equipment, group fitness rooms and outdoor exercise areas. 

Employees will have access to cafes and dining halls on site as well as lounge areas and gaming spaces. A new retail addition is also on the way with 12,000 square feet available for shops. 

Walmart could house up to 1,700 tech workers in the two office buildings, though the number of workers officially planned for the new offices wasn’t clear. 

The retailer is doubling down on its presence in Sunnyvale. In 2023, the company subleased the Moffett Green tech campus, a four-building complex on Crossman Avenue totaling 719,000 square feet. Walmart officially opened its Moffett Green offices in April with the possibility of expanding to 3,600 tech employees on site. Chris Malone Méndez
