Apple’s office spree nears $1B after latest buy in Sunnyvale

Tech giant gobbling up offices across Silicon Valley

Apple bought another Silicon Valley office, bringing its local spending in recent months closer to $1 billion. 

The iPhone maker paid $365 million for an office campus at 505-599 North Mathilda Avenue and 605 West Maude Avenue, the Mercury News reported. The four-building Mathilda campus was owned by Kilroy Realty; Apple previously leased 581,429 square feet in the 663,500-square-foot complex. The deal works out to $550 per square foot. 

The closing follows two other Santa Clara County purchases by Apple over the summer. 

The company dropped $166.9 million in June for a three-building office campus at 10200 North Tantau Avenue in Cupertino. The property was sold by PGIM and spans 220,700 square feet. 

Just two days later, Apple spent $350 million for the Mathilda Commons office campus at 615 and 625 North Mathilda Avenue in Sunnyvale. The two-building complex included 382,500 square feet of offices and was sold by real estate development firm Jay Paul Company. 

Apple has been taking bites out of Santa Clara County in recent years, notably in its longtime hometown of Cupertino. 

In early 2023, Apple bought a 10-building campus in Cupertino known as Apple Results Way, which it had been leasing since 2011, from Swift Realty Partners for an undisclosed price. Later that year, the tech company spent $70 million on an office building from Rubicon Point Partners at 10200 North De Anza Boulevard. 

The De Anza property is near a five-building complex that Apple bought in 2021 for $450 million consisting of 10500 North De Anza Boulevard; 20400 Mariana Avenue; and 20605, 20665 and 20705 Valley Green Drive sold by affiliates run by developer Carl Berg. 

The latest purchase in Sunnyvale, like the previous ones made this summer, are part of the company’s efforts to take control of offices it has leased and further strengthen its foothold in the region.
