Nob Hill hotel hits market again as foreclosure looms

Michael Rosenfeld entity allegedly defaulted twice on $105M mortgage

The Stanford Court Hotel in Nob Hill is back on the market. 

Eastdil Secured is marketing the leasehold interest in the Stanford Court Hotel at 905 California Street with 59 years remaining in the term, the San Francisco Business Times reported. Exact terms of the offer were not disclosed, though Eastdil is advertising a “favorable ground lease structure with defined rent and no percentage rent.” 

It’s the second time the 400-room Stanford Court property has been for sale in recent years. In 2023, the hotel was advertised for purchase through the acquisition of a $105 million nonperforming loan tied to the property. The lender, Deutsche Bank AG, didn’t find a buyer.  

In January 2025, Deutsche Bank AG sued the Stanford Court Hotel’s previous owner, Pine & Powell Partners, over defaults on the loan. The landlord, an affiliate of Los Angeles real estate investor Michael Rosenfeld, was accused in the lawsuit of “wasteful conduct while managing the property,” such as withholding consent on new insurance and elevator repairs at the property.

Pine & Powell Partners bought the hotel in 2010 for $26 million, or $65,000 per key. Deutsche Bank originated the loan linked to the site in 2018. Pine & Powell Partners defaulted on the mortgage in 2022 and again in 2024, according to the lawsuit. 

Deutsche Bank sought the appointment of a receiver and the foreclosure of the hotel. After the lawsuit was filed, the court appointed Chad Crandell of CHMWarnick Incorporated as receiver. A court trial for the case is set for July 13.

The 10-story Stanford Court accounts for 20 percent of the lodging supply in the Nob Hill submarket, according to the Business Times. The property was last renovated in 2018. Amenities include a restaurant and bar, fitness center, business center, meeting space and electric vehicle charging stations. — Chris Malone Méndez
