Wiseman’s Palms building blitz continues with plans for 490 units, 16K sf retail

Venice Boulevard corridor seeing more mixed-use developments rise

Another transit-adjacent housing development is poised to rise near the Culver City Metro station. 

Wiseman Residential filed an application with the Los Angeles Department of City Planning to redevelop a retail center at 9000-9020 Venice Boulevard into housing, Urbanize Los Angeles reported. The one-story strip of stores currently houses various food and apparel tenants. 

The property spans the south side of Venice Boulevard between Robertson and Culver Boulevards. Wiseman Residential’s plans call for the construction of a seven-story complex boasting 490 studio, one-, two- and three-bedroom apartments above 15,689 square feet of ground-floor retail space and parking for 266 vehicles.

The developer is seeking entitlements including parts of the Citywide Housing Incentive program to build a complex larger than zoning rules would typically allow. Wiseman seeks to designate 64 apartments in the building as extremely-low-income affordable housing, a threshold defined in Los Angeles as an individual making $31,850 or less annually or $45,450 for a household of four. 

Reed Architectural Group is behind the designs for the mixed-use property, set to rise in three interconnected stucco and metal buildings. Each building would include a rooftop amenity deck, according to Urbanize. 

Wiseman’s proposal is the latest to target Venice Boulevard near the Culver City Metro stop across the street. In 2021, Lowe, AECOM and Canyon Partners completed its $350 million Ivy Station development, which features a 148-room boutique hotel, a 200-unit apartment complex, a 240,000-square-foot office building and retail space. Apple also leases a 128,000-square-foot office building across the street from Ivy Station and is in the process of developing a 500,000-square-foot office campus on properties to the north.

Wiseman’s proposed Venice Boulevard development is the largest of a handful of recent projects from the Sawtelle-based firm. The multifamily builder is currently moving forward with three residential projects along nearby Motor Avenue, Urbanize reported
