El Camino Hospital’s latest buy is prime Sunnyvale corner site

Expansion-minded nonprofit previously purchased in Cupertino, Milpitas and Mountain View

El Camino Hospital has expanded its footprint on the peninsula with a $19.3 million purchase of a Sunnyvale property.

The site at 595 Lawrence Expressway, a high‑visibility corner at Lawrence Expressway and East Duane Avenue is currently occupied by the University of East‑West Medicine, Herguan University and Da Wei Tattoo, the San Jose Mercury News reported.  

The deal, recorded April 8 with the Santa Clara County Recorder’s Office, underscores the hospital’s ongoing strategy to add real estate for branch operations throughout Silicon Valley,

Over the past year, the nonprofit healthcare provider has completed several major purchases across Santa Clara County. In June 2025, it acquired a Cupertino office building at 19400 Stevens Creek Boulevard for $10.4 million from Yuki Farms. Two months later, it bought a 30,000‑square‑foot Milpitas office building at 1533 California Circle for $13.2 million. By October 2025, the hospital added a Mountain View office building near its main medical center campus for $22 million, purchased from Swig Company.

These recent transactions build on earlier investments, including 15.8 acres in South San Jose bought for $23.4 million in 2016 and medical offices in Los Gatos acquired in 2014. Together, they reflect a long‑term expansion plan aimed at increasing care capacity and operational flexibility throughout Silicon Valley.

But competitors also see growth opportunities. Sutter Health plans to build an 850,000-square-foot medical facility at 2831 and 2841 Mission College Boulevard in Santa Clara. Stanford Health is based in Palo Alto. Santa Clara Valley Medical Center has leased offices in San Jose, another signal of expansion. 

And the Veterans Administration has a hospital under redevelopment in Palo Alto, with a budget that has grown from $450 million to $1.6 billion. The project, which started early planning nearly two decades ago, is now slated to finish in 2036.

In addition to its property acquisitions, El Camino Hospital, run by CEO Dan Woods, has undertaken a major campus renovation at its main location in Mountain View, upgrading its women’s health and maternity complex at 2495 Hospital Drive. The combination of strategic site acquisition and facility modernization highlights the organization’s commitment to expanding access to its services and reinforcing its presence in the South Bay market.
