Pulte moves forward with 147 townhomes near Apple HQ

Project would replace strip mall in Santa Clara

PulteGroup is moving forward with plans to build 147 townhomes in Santa Clara, close to Apple’s headquarters.

The Atlanta-based developer won key approvals to construct the homes and 5,000 square feet of shops at 3521-3591 Homestead Road, between Koreatown and Apple Park, the Silicon Valley Business Journal and SF Yimby reported. It would replace a 62,000-square-foot strip mall.

Plans for the 5.5-acre project, dubbed Parvia, include 90 four-story townhomes and 57 three-story townhomes, with 22 units set aside as affordable housing. 

The complex at East Homestead and Lawrence Expressway next to Cupertino, was designed by WHA and would include a commercial building and a 6,000-square-foot park, as well as 341 parking spaces.

Pulte is under contract for the retail property and will clinch the deal after all approvals are secured, project consultant Jim Sullivan said. The last tenant is planning to leave at the end of the month.  

The identity of the seller and the sale price were not disclosed.

PulteGroup, founded in 1950 by Bill Pulte, has built 875,000 homes from coast to coast and is now the nation’s third-largest home builder, according to its website. In the past few years, it’s been active in Silicon Valley under such brands as Pulte Homes, Centex, Del Webb, DiVosta Homes and John Wieland Homes and Neighborhoods.

The company recently proposed building 140 condominiums in Fremont, within 14 townhome buildings in Warm Springs.

In 2021, Pulte Homes boughtWinchester Ranch Mobile Home Park in San Jose in a $50 million deal, and replaced it with 320 single-family homes and 368 apartments.  

In 2022, PulteGroup paid $52 million for a site approved for 135 townhomes in Sunnyvale. It also paid $58.4 million for a half-empty shopping center in Saratoga with approvals for 90 townhomes. —Dana Bartholomew
